St. George Welcomes Pioneer Retail

In 2026, St. George City greeted a new shopping center to the community–Pioneer Retail. A Zwick Construction project, this property has welcomed, and will continue to welcome, seven tenants including a Café Rio and Starbucks.

Brought to Zwick by a continued relationship with the owners, the Pioneer Retail shopping center has two buildings. The first, totaling 6,300 SF, boasts a Starbucks and has two extra spaces for future tenants. The second, 7,300 SF, has a Cafe Rio and space for three future tenants. Each building has an adjacent drive-through and ample parking spaces for visitors. This core and shell project was delivered in March of this year.

Although a seemingly straightforward project, the Pioneer Retail team was challenged with some unexpected setbacks. The original survey report underestimated the amount of bedrock on site, resulting in more drilling and crushing than anticipated. The team had to work diligently to make up lost time from this setback.
