Almost exactly one year out from the delivery of phase one, a Zwick Construction team is excited to turn over the second and final phase of the Lewis Landing Industrial Park in Lehi, UT. Prominently located adjacent to 2100 North, Lewis Landing will become—and already has become—the home to many important tenants, including one (CADE Builder Services) that the team finished the build-out for last year.
Lewis Landing sits on a 12-acre property and features two-85,000 SF buildings, ample parking and truck-loading space, and xeriscape. These large warehouse buildings hold spaces for 4-8 tenants.
Both phases of Lewis Landing are identical, concrete tilt-up buildings. The wall panels in those buildings reach up to 40 feet tall (32-foot interior clearance) and weigh 210,000 pounds each.
At the start of construction in Spring 2022, teams began by installing a ten-foot retaining wall on the east of the property. They also had to cut 20 feet into the hillside on the west, creating a more level site for construction.
Leveling the property was just the first of a few challenges the project team faced. Most notably, the project team worked heavily with UDOT to improve the highly-trafficked 2100 North by adding an acceleration/deceleration lane. Construction activities required one lane of traffic to be closed on and off for a few weeks. Moreover, the team improved the residential street north of the property.
Besides those initial challenges, the team also came up with solutions for issues faced during phase two, including poor soils and intensive weather delays.
Even still, the team worked closely with their trade partners to ensure a timely project; phase two was delivered one month early.
As the superintendent explained, “Lewis Landing was an awesome project to work on. Owing to everyone's hard work, the project went so smoothly.”
Lewis Landing Industrial Park is just one of many projects completed for the owner, the Gardner Group.
